Please add your email. If we can communicate by email the whole process of producing quotations and invoices will become fully automated. Much faster and avoids mistakes for both parties. Both quotations and invoices will be presented to you as a PDF file. You can print it out and approve the quotation directly. Then an invoice will be sent to you automatically and instantly. Saves time and possible confusion.
Avoid upcoming problems and/or scams. It is common in Thailand that the full payment is divided into two or three-part payments. This is fair for both buyer and the contractor. a 50/50 split is most common for smaller amounts, around 10-99.000 thousand THB. If the total amount exceeds a certain sum, like 100.000 or more a fair split would be 40/40/20 to be paid "Before work starts, midterm, and when finished and approved by the customer". NEVER pay up 100% before work starts. The cheapest offer you get is always suspicious, especially if it is "too" cheap. Here is what could happen and often do: You chose the cheapest alternative, being a cheap Charlie. The contractor starts to work. After the contractor worked for a while he/she tells you that money is not enough to complete the work done. You oppose this, of course since you have an agreement. This will end up with the contractor leaving and never coming back. They did work already with a good profit. Nothing you can do about that. Now you need to get a new contractor which is not easy. Serious contractors do not want to take up a job done by someone else, to risky. If you manage to find someone willing to complete the job then do not be a Cheap Charlie again, you could end up with the same problem one more time. In all, you probably by now have to pay more than you would have if you chose the more expensive offer at the beginning.
I want to use several contractors and choose the cheapest offer from each. Our company does not accept "cherrypicking". Good luck with your decision.
Can we do an estimated quotation? Sorry no, that would not be fair for you or us. In order to give you a complete quotation we must come to visit your home to calculate, measure and overlook the total work that needs to be done. An estimate will never be fair because of the different complicity of each work. But do not worry. we will do this all for free.
I am buying a house/condo and need a quotation before I buy. We can do that for you but you or the present owner need to let us inside for evaluation. We also need permission from the present owner.
Could you start doing the renovation before I buy the house/condo? Only if we receive a written guarantee from the present owner that this is acceptable. The buyer will be responsible for paying for the services.
Can you start work immediately? Wish I could answer this question. It depends on many things. If we have an available workforce the answer is probably yes. Mostly we have a work queue. Our company policy is also that the customer who pays the 50% deposit first gets the work done first.
When can you come to visit for an evaluation? Typically within 1-3 days or faster depending on if we can agree on a day and time.
When can I expect to get the quotation? This will take, normally one day, sometimes the same day, longer if it is a complicated quotation.
When can you start to do the work? After you received the quotation, you must first accept it, if you want us to do the work. You do this from the quotation (email link, not PDF) we sent to you before, click the green accept button at the top left. Once accepted you will receive an invoice, within seconds, via email. If you can not find the quotation please check your Spam inbox. If still cannot find it, please contact us. Then we can talk about what day we can start work. We can discuss what openings we have available before you accept, but can not guarantee a fixed day to start work until you paid the first deposit.
What are your rules for payment? If your quotation is, in total, under 100.000 THB, you pay a 50% deposit before we start work and the rest when work is done and approved by you. If the quotation is more than 100.000, you pay 40% as a deposit, another 40% midterm, and the rest when work is done and approved by you.

Our company was established in 2006. We have long experience managing houses, condos and doing renovation work. We have the resource to deploy up to 10 skilled Thai workers. All are supervised by a Thai/English-speaking supervisor. Easy for you to communicate without risking misunderstandings. Our specialty is renovating commercial businesses, high-end condos and houses. If something is done that is not to your satisfaction, we will redo the work even if you fully paid for the work, with no extra charge. Fully satisfied customers are our primary goal.
